Why Choose Flat Roofing?
Contrary to what the name implies, flat roofing is not actually flat. It has a very subtle slope—between 1/4 to 1/2 inch per foot—so that it drains water using gravity. The problem is that low slopes tend to hold snow and water much longer than a conventional pitched roof. As a result, it needs a special materials to stay watertight. Another difference is that, while standard sloped roofs typically have shingles that are overlapped like fish scales so that water slides over them, a flat roof is designed as a continuous surface capable of holding some standing water for a limited time.

Membrane (Single-Ply/EPDM) Roofing
The most common type used for residential flat roofing is EPDM (ethylene propylene diene monomer), a synthetic rubber sheet material that is also used as pond lining.
Membrane roofing consists of a layer of insulation board topped by sheets (the membrane) of EPDM rubber or other material. The EPDM membrane can be loose-laid and held in place with ballast, such as river rock or masonry pavers. The membrane can also be fastened or glued to the insulation layer.

Torch-Down Roofing
Torch-down roofing, named for the process used in installation, is a combination of two ingredients: modified asphalt and resin. These are melted together using a torch to form a thick layer that is waterproof, ideal for both commercial and residential use.
Torch-down roofing tends to last from 15-20 years, and is extremely durable. It also requires very little maintenance and is easy to modify (to add a sunlight or additional piping, for example).

- Install requires flame & torch skills
- Overlapping joints source of leaks
- Less attractive than EPDM
Modified Bitumen Roofing
Modified bitumen roofing (MBR) is a flexible coating, similar to asphalt shingles, and comes in rolled sheets. The sheets are rolled onto the roof atop a base sheet membrane.
Typically, modified roofing is self-adhesive, and can be installed in a peel-and-stick fashion. It tends to be very lightweight, and performs well in colder weather. Modified roofing tends to last from 10-20 years.

- Better elasticity at low temperatures

- Leaks are hard to detect
